This is a list of huge traffic ticket fines in California. These Traffic Tickets Fines  are Effective 01/06/2011

Please be extremely careful in your driving and car registration & insurance matters. Effective immediately, if you do not stop at the red light, be ready to pay $436 in fines or if you pass a school bus with flashing red signals, you will be charged $616.

The next time you park in the handicapped zone, even for a minute, you will be looking at almost $1,000 in parking tickets, so it’d better be worth it.

More homes sold in 2010 vs. 2009. Buyers concluded that current prices are attractive, jumped in and bought at sharp prices (and at low interest rates.) Buyers think that in the long run, today’s prices have nowhere to go but up. Sellers came to the conclusion that prices aren’t going up any time soon, and those Sellers that needed to sell decided to sell now not later. (Sellers, please remember: even if you get less when you sell, you get more when you buy.) Many Sellers sold their homes as short sales (for less than owed.) Often this process is a long one, but eventually these homes sell. Also, homes that were formally foreclosed upon by banks end up as homes listed for sale, which increases inventory and sales volume.

While volume was up, prices remained under pressure, in particular in the over $1,000,000 range. Under $500,000, prices in many areas have stabilized, with lots of buyers (and investors) buying lower priced homes. Nobody is predicting that prices will increase dramatically in the short term. Over 5 or 10 years real estate is likely a good investment. Trying to flip in the next year or two? Not likely. Thinking you’ll get 5% more for your house next year? Also unlikely. Sell now if you need to sell.

The average time required to sell homes increased a bit, to between 3 and 4 months. I think this is mostly a function of the long time it takes to conclude a short sale. Normal sales conclude more quickly than short sales, generally in 1 to 2 months.

What’s going to happen in 2011?

I think prices are going to stay flat at best, or drift down at worst. Several items put pressure on prices: 1) Interest rates may rise, making it harder for buyers to qualify for higher loans. 2) More foreclosures are coming, depressing average prices. And while the Conejo Valley is likely more healthy than many areas in California and the nation, the overall economy is sluggish at best, which limits inflation.

What should you do right now?

•    If you need to sell… do it earlier rather than later. It’s possible to get top dollar. Let’s promote your home furiously and find that one buyer willing to pay you top dollar.

For one past client, I achieved the highest sale in the neighborhood. We had
5 offers and sold in less than a week for $29,000 OVER asking price. Furious initial promotion was the key!

•    If you’re a homeowner in trouble… take action now. Don’t let a bad situation get worse. You have options and I can lay out your choices for you.

•    If you want to buy… do it sooner rather than later. Interest rates may go up; qualifying (particularly FHA) is becoming harder. You have more buying power now.

•    If you’re a landlord with property to lease… let’s price it sharply and promote the heck out of it. It’s better to land a tenant now at slightly reduced rent, than to have your home sit empty for months. There are fewer homes for lease now than in the past.

•    If you’re a tenant wanting to rent… there are lots of choices in all price ranges. I’m aware of properties that are not on Craig’s list or in the newspaper.

•    If you have a dangerous loan… refinance promptly. I can give you several sources who can help you.

The Agoura High School Theatre Arts Department is proud to present “You Can’t Take It With You” this December.

Starting on December 8th and ending on December 11th in the G Building at Agoura High, the Theatre Arts Department will perform the Kaufman and Hart three act play at 7 p.m. each night. There will be no matinee and tickets are $15 at the door, $10 for students with ASB.

“You Can’t Take It With You” relates the humorous encounter between a conservative family and the crazy household of Grandpa Martin Vanderhof. Grandpa’s family of idiosyncratic individuals amuse with their energetic physical antics and inspire with their wholehearted pursuit of happiness, Kaufman and Hart fill the stage with chaotic activity from beginning to end. Critics have admired the witty one-liners, the visual theatricalism, and the balanced construction of the play’s three acts.  Although “You Can’t Take It With You” is undeniably escapist theater which prompts immediate enjoyment rather than complex analysis, it has clearly influenced American comedy. The formula originated by Kaufman and Hart – a loveable family getting into scrapes and overcoming obstacles — has been adopted as a format by most of today’s television situation comedies.

Bell Canyon Improves Equestrian Center

I rode Pia on the new footing in the main arena at Bell Canyon Equestrian Center and it was great. What an improvement! The baseboards along the bottom of the arena have been replaced and it looks much nicer, not to mention safer. My young Jumper Cambrio is doing good and feels healthy after his Chiropractic adjustment. Nancy is having fun riding my Stallion Constant. Amanda is riding my Jumper Luka while her horse is recovering.

I rode Pia in my new CWD saddle – it is so comfortable! My horse Willow was champion last weekend at a horse show on the East Coast in the Jumper division. Also, for Old Agoura news, I drove down Driver in Old Agoura and there was a lot of horse activity at the arena. It was so nice to see all the riders enjoying their horses.

Penny Wise is dedicated to Penny Kissman, an inspiring, creative and brilliant woman who personified good taste and although she had the where-with-all to buy what she pleased, she made the point to never squander her money foolishly. She kept the money she made yet always bought what was needed, added her own personality/spin to it and enjoyed her “finds.” Her thriftiness was cool before anyone added to their vocabulary the now-standard words; “hideaway,” “understated,” “thrift store,” or “second-hand goods”.

I naturally gravitated to this contagious and smart behavior as a child and continue to seek such “coolness” every day in response to, “where did you get THAT?” Whether it’s discovering the yummiest dive restaurant in town, the hippest sofa one has even seen, a vintage piece of clothing that goes from garden attire to the ballroom event-of-the -year or the most unique but oh-so-relevant- gift for a friend or client, “cause I know them so well”…I’m in! Zenyatta to Compete in the 2010 Breeders' Cup

No American-bred horse has ever won 20 consecutive races, let alone retire undefeated. Zenyatta has a chance to accomplish both feats with a second straight victory in the Breeders’ Cup Classic. This Friday and Saturday in Louisville, KY, the Breeders World Cup will kick off for a wild weekend. Last time the queen of California raced outside her state, she retained her most impressive win in terms of margin of victory, taking this year’s version by 4 1/4 lengths and the ’08 race by 4 1/2 lengths.

The pace is expected to be a fast to be quick keeping Quality Road honest on the first turns. But the horse to watch is the late charging Zenyatat. Blame is expected to be the only horse with the capability to hold her off. Blame has won 3 of 4 lifetime starts at Churchhill Down, including the Stephen Foster Handicap last June.

Those of us that don’t have our own shredders run into space issues from time to time. Most of us understand the risks of simply trashing bank documents and we hoard old documents in fear of others finding them. Well don’t do it any longer. This Saturday from 10am – 3pm at the Agoura Hills Recreation Center you can shred your materials for $10 a box. From 10am-3pm, at 30610 Thousand Oaks Blv. between Lake Lindero Dr. and Reyes Adobe, bring all your boxes and some cash to shred your highly confidential goods. The Agoura Valley Woman’s Club will be sponsoring the event, so be sure to thank them.

I was 10 years old when my parents gave me my first horse, a 16.3 American Saddlebred/Thoroughbred cross named Charlie. I lived in Huntington Harbour in Orange County and rode Charlie to the beach and back to his stable that my Father built behind my grammar school. That was only the beginning.

My horse trainer soon convinced my parents to buy a show horse so I could compete in the Hunters & Jumpers and Equitation divisions. With the help of my registered thoroughbred named “Diamonds are Forever,” my show career began. Horses became my passion.

Years later I moved to the Conejo Valley to ride in Hidden Valley at Blakiston Ranch. I still compete in the hunter and jumper division, though a lot has changed since the days of riding Charlie on the sand.  I am not as brave as I used to be but I still hold the same fervor for horses.

I have owned horse properties in the Conejo Valley and built a large horse property in the Wagon Road Ranchos in Agoura Hills. I have ridden and kept my horses in the San Fernando Valley, Somis, Santa Paula, Moorpark, Thousand Oaks, Agoura Hills (Barronsgate & Pegasus), Old Agoura, Wagon Road Ranchos, and Paramount Ranch. I currently board 3 of my show horses at Bell Canyon. My other two horses are kept and compete on the East Coast.

Currently, I manage and run my own horse breeding program and business. I also specialize in selling horse properties in Agoura, Old Agoura and Bell Canyon.
